Conditions or Reasons for Planning Application - CB/18/02317/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
(Policies BE8 & H8, SBLPR, policy HQ1 of the emerging Central Bedfordshire Local Plan and section 12, NPPF)
3) If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified, shall be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use.
Reason: To protect human health and the wider environment (Policy BE8, SBLPR, policy HQ1 of the emerging Central Bedfordshire Local Plan and section 15 of the NPPF)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 (1:1250 Site Plan), CBC/002 (1:500 Block Plan), EXISTING PLANS - Sheet 1 of 4 , PROPOSED PLANS - Sheet 2 of 4 , EXISTING ELEVATIONS - Sheet 3 of 4 and PROPOSED ELEVATIONS - Sheet 4 of 4.

Reason: To identify the approved plans and to avoid doubt.
