Conditions or Reasons for Planning Application - CB/18/02326/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Development shall not begin until details of the junction of the proposed vehicular access with the highway have been approved by the Local Planning Authority and no building shall be occupied until the junction has been constructed in accordance with the approved details.

Reason:
In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) Before the development is first brought into use, details of a scheme showing the provision of three off-street parking spaces to serve the extended dwelling shall be submitted to and approved by the Local Planning Authority. All on site vehicular areas shall be surfaced in a stable and durable material for a minimum distance of 5m into the site, measured from the highway boundary. The details to be approved shall include the proposed materials for construction and arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The approved scheme shall be implemented and made available for use before the development hereby permitted is occupied and that area shall not be used for any other purpose.

Reason:
To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1a, CBC/001 and CBC/002.

Reason: To identify the approved plans and to avoid doubt.
