1) The proposal by reason of its excessive size and massing is considered (cumulatively) disproportionate to the scale of the original dwellinghouse and would have an unacceptable impact on the openness of the Green Belt.The proposal is therefore contrary to the Central Bedfordshire Design Guide and Paragraph 145 of the NPPF.
