Conditions or Reasons for Planning Application - CB/18/02508/FULL
Conditions or Reasons:
1) The proposed development is sited outside the settlement envelope of Houghton Conquest within the open countryside. Due to the separation between the site and Houghton Conquest with limited services and no safe and convenient pedestrian link between the two, it is considered that the site is in an unsustainable location, which is contrary to Chapter 2 of the NPPF and Policy DM4 of the Core Strategy and Development Management Policies (2009).
2) By virtue of the proposals siting and location it is considered that the development would adversely impact on the character and appearance of the area by introducing domestic built form in an undeveloped site within a rural setting. Therefore the proposal is harmful to the rural character of the area and is contrary to Policies DM3 and DM4 of the Central Bedfordshire Councils Core Strategy and Development Management Policies Development Plan Document (2009).
