Conditions or Reasons for Planning Application - CB/18/02604/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The premises shall not be open to the public except between 0700 hours and 1900 hours Monday Saturday and 0900 hours and 1800 hours on Sundays and Bank or Public Holidays, without the prior agreement in writing of the Local Planning Authority.

Reason: To protect the amenity of neighbouring residential occupiers.
(Section 12, NPPF).
3) Before the use is first commenced, the applicant shall submit details of the measures to insulate the premises, and manage & control noise breakout from all activities in connection with the change of use, for approval by the Local Planning Authority. The change of use shall operate at all times thereafter in accordance with the approved details.

Reason: To protect the amenity of neighbouring residential occupiers from noise arising from the change of use.

4) This D2 use hereby permitted by this planning permission relates solely to the occupiers of No. 108 Tebworth Road and shall not extend in a commercial capacity to any other person, partnership, firm or company.

Reason: To ensure the retention of planning control by the Local Planning Authority on the disposal of the present applicant's interest in the land and buildings.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers COU-03 COU-04

Reason: To identify the approved plan/s and to avoid doubt.
