Conditions or Reasons:
1) The development would represent an inappropriate form of development that would adversely affect the openness of the Green Belt. The proposal does not meet the exception criteria and the very special circumstances that have been put forward are insufficient to outweigh the harm to the openness of the Green Belt. The proposal would be contrary to Section 13 of the National Planning Policy Framework.
2) The proposal would represent an inappropriate form of development that would be detrimental to the established character of the area. The proposal is considered contrary to Policy BE8 of the South Bedfordshire Local Plan and Section 12 and 15 of the NPPF.
3) The proposal fails to provide demonstrable ecological enhancements and is therefore contrary to the advice contained in Section 15 of the National Planning Policy Framework.
