| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Unless otherwise agreed in writing, the development hereby approved shall be carried out in strict accordance with the material details shown on drawing no. 201847-BR-101/ Revision C (dated December 2018). Reason: To control the appearance of the buildings in the interests of the visual amenities of the local streetscene. (Policies BE8, SBLPR, policy HQ1 of the emerging Central Bedfordshire Local Plan and sections 12, NPPF) |

The proposed detached double garage hereby approved shall only be used for purposes incidental to the enjoyment of the dwelling at 44 Bidwell Hill, Houghton Regis.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Policy BE8, SBLPR, policy HQ1 of the emerging Central Bedfordshire Local Plan and section 12, NPPF) |

Notwithstanding the provision of Article 3(1) of the Town and Country Planning (General Permitted Development) Order 2015 (or any Revoking or re-enacting that Order), the garage hereby permitted shall be designed to ensure that a minimum driveway length of 5.5m clear of the highway is obtained together with garage doors which do not protrude from the garage while opening , which shall thereafter be permanently retained on site, unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that adequate provision is made for the parking of a car clear of the highway in the interests of highway safety. (Policy T10, SBLPR, policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

The maximum gradient of the vehicular access shall be 10% (1 in 10).

Before the premises are occupied all on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 (1:1250 Site Location Plan) and 201847-BR-101/ Revision C.
Reason: To identify the approved plans and to avoid doubt. |
