Conditions or Reasons for Planning Application - CB/18/02812/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 12, NPPF.
3) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 16 Meadowsweet, Lower Stondon, Henlow, SG16 6PF and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
4) The rooflights in the south western roofslope of the converted garage loft space hereby permitted shall be installed so that the parts of the rooflights which can be opened are more than 1.85m above the floor of the room in which the windows are installed as shown on drg 03C. No further windows or other openings shall be formed in the south west roofslope.

Reason: To safeguard the privacy of occupiers of adjoining properties in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 12, NPPF.
5) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the rear (north west) gable end elevation of the loft conversion to garage, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 12, NPPF.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 01/A, 02/C, 03/C.

Reason: To identify the approved plan/s and to avoid doubt.
