Conditions or Reasons for Planning Application - CB/18/02894/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to the occupation of the development, details of the junction of the vehicular access with the highway shall be submitted to the Local Planning Authority for its approval in writing. No new building shall be occupied until the junction has been constructed in accordance with the approved details.

Reason
In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 508/D001 REV A, 508/D002 REV A, 508/D003, 508/D004 REV A, 508/D005 REV A and 508/D006 REV A.

Reason: To identify the approved plans and to avoid doubt.
