Conditions or Reasons for Planning Application - CB/18/02935/FULL
Conditions or Reasons:
1) The proposal constitutes an undesirable and cramped form of backland development that would be inappropriate to and at variance with the prevailing form of development in the vicinity; as such the proposal is contrary to Policy DM3 of the North Development Framework Core Strategy and the aims and objectives of the NPPF.
2) The proposal by virtue of its siting and relationship with neighbouring properties would result in a cramped and undesirable form of development that would have a detrimental impact on the amenity of adjacent dwellings in respect of overlooking and visual intrusion, as such the proposal would be contrary to aims and objectives of the NPPF.
3) The proposed dwelling by virtue of its siting would result in an inadequate outlook for future occupiers and the resultant private amenity space for future occupiers of the proposed dwelling would be sub-standard and thereby detrimental to the living environment of future occupiers, as such the proposal would be contrary to the aims and objectives of the NPPF.
