Conditions or Reasons for Planning Application - CB/18/02939/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, siting and incongruous design, appear out-of-character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene and of nearby residents. The application site is also too restricted in size for the proposed development which would appear cramped in relation to adjoining and adjacent built development. Therefore, the proposal is deemed to be contrary to the principles of good design contained within policies H8 and BE8 of the South Bedfordshire Local Plan Review 2004, policy HQ1 of the emerging Central Bedfordshire Local Plan, design supplement number 7 of the Central Bedfordshire Design Guide 2014 and section 12 of the National Planning Policy Framework.
2) The proposed development, by way of its depth, the positioning of its fenestration and the proximity of dwellings to the rear of the application site, would be unduly overbearing and result in a significant and demonstrable level of overlooking harmful to neighbouring properties' residential amenity. The proposal would hence result in an adverse level of intrusion into the privacy and amenity currently enjoyed by the occupiers of neighbouring properties. The proposal is therefore deemed to be contrary to the principles of good design contained within policies H8 and BE8 of the South Bedfordshire Local Plan Review 2004, policy HQ1 of the emerging Central Bedfordshire Local Plan, design supplement number 7 of the Central Bedfordshire Design Guide 2014 and section 12 of the National Planning Policy Framework.
