Conditions or Reasons for Planning Application - CB/18/03044/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not alter or impact existing overland flow in such a way that flood risk would be increased to or from the site. The final detailed design of the proposed surface water management and flood mitigation shall be submitted to and approved in writing, by the Local Planning Authority and thereafter implemented as proposed and maintained in perpetuity by the landowner.

Reason: To ensure a satisfactory standard of operation and prevent the increased risk of flooding both on and off site for the lifetime of the operational development in accordance with para 163 NPPF.

3) The planting and landscaping scheme shown on approved Drawing
No.'s RD1688-GA-101 REV E (dated 07.12.18 )and RD1688-GA-102 REV C (dated 02.08.18) shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The hedgerows, trees, shrubs and/or grass shall subsequently be maintained in perpetuity my the landowner and any which die or are destroyed as a result of the works shall be replaced during the next planting season with others of a similar size and species.

Reason: To ensure an acceptable standard of landscaping.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 41109/5506/001 REV B, 41109/5506/002 REV C, RD1668-GA-101 REV E, RD1668-GA-102 REV C and CBC/001.

Reason: To identify the approved plans and to avoid doubt.
