Conditions or Reasons:
1) The proposed development would, because of its excessive size, siting and unbalanced, unsympathetic and incongruous design, be out of character with the existing dwelling and other similar properties in the locality and would be unduly harmful to the visual amenities of the street scene, adjacent conservation area and of nearby residents. The proposal is therefore contrary to Policy DM3 and DM13 of the North Core Strategy and Development Management Policies Document dated 2009, Chapter 7 of the NPPF and the Central Bedfordshire Design Guide Supplement 7: Householder Extensions and Alterations dated 2014.
