| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The Nursery play area shall be enclosed by an acoustic fence. The fence shall be designed in accordance with relevant guidance, such as the Design Manual for Roads and Bridges (DMRB) Volume 10,Section 5, Part 2, Environmental Barriers, Technical Requirements, HA 66/95 to achieve a minimum attenuation of 10 dBA.
Reason: To protect the amenity of neighbouring residents.(Section 15 NPPF) |

The play area hereby approved shall only be used between the hours of 0800 to 1800hrs Mondays to Fridays and at no other time or day without the prior agreement in writing of the local planning authority.
The premises shall only be open to customers between the hours of 7:00 to 19:00hrs Mondays to Friday and not at all on Saturdays, Sundays and Bank Holidays.
Reason: to protect the amenity of neighbouring residents.(Section 12 and 15 NPPF) |

Prior to the nursery use commencing a bright coloured no dig membrane shall be installed to the play area to warn future users of potential contamination (Asbestos Fibres).
Reason: To protect human health and the environment (Section 15 NPPF) |

Before the building is first brought into use, a Travel Plan shall be prepared and submitted to and approved by the Local Planning Authority. The plan shall contain details of: plans for the establishment of a working group involving the Nursery, parents and representatives of the local community pupil travel patterns and barriers to sustainable travel measures to encourage and promote sustainable travel and transport for journeys to and from nursery which shall include details of the proposed minibus service. an action plan detailing targets a timetable for implementing appropriate measures and plans for annual monitoring and review measures to manage the car parking on site All measures agreed therein shall be undertaken in accordance with the approved Plan. There shall be an annual review of the Travel Plan (for a period of 5 years from the date of approval of the Plan) to monitor progress in meeting the targets for reducing car journeys generated by the proposal and this shall be submitted to and approved by the Local Planning Authority. Reason: In the interests of highway safety, to reduce congestion and to promote the use of sustainable modes of transport (Section 9 NPPF). |

Prior to construction of the play area, details shall be submitted showing its design and construction method, which shall include a no dig construction in close proximity to the trees within the site. The play area shall be constructed in accordance with the approved details.
Reason: To ensure protection of the root systems of the trees to be retained. (Sections 12 & 15, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SK02, SP04 Rev A, 7102.PL009 Rev B, Site Location Plan, SP01, 7102.PL.001, 7102.PL.002, 7102.PL.003, 7102.PL.004, 7102.PL.005, 7102.PL.010, 7102.PL.006, SK01 and SP02.
Reason: To identify the approved plans and to avoid doubt. |

Before the premises are occupied all on site vehicular areas shall be surfaced in a stable and durable materials in accordance with details to be approved in writing by the Local Planning Authority. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.
Reason To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits |
