Conditions or Reasons for Planning Application - CB/18/03243/OUT
Conditions or Reasons:
1) Approval of the details of the access, appearance, landscaping, layout and scale of the development shall be obtained in writing from the Local Planning Authority. The development shall be carried out in accordance with the approved details.

Reason: To comply with Part 3 Article 6 of the Town and Country Planning (General Development Procedure) Order 2015.
2) Application for the approval of the reserved matters shall be made to the Local Planning Authority within three years from the date of this permission. The development shall begin not later than two years from the final approval of the reserved matters or, if approved on different dates, the final approval of the last such matter to be approved.

Reason: To comply with Section 92 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
3) No development shall take place until details of the existing and final ground and slab levels of the buildings hereby approved - which shall include significant lowering of the ground level - have been submitted to and approved in writing by the Local Planning Authority. Such details shall include sections through both the site and the adjoining properties, the location of which shall first be agreed in writing with the Local Planning Authority. Thereafter the site shall be developed in full accordance with the approved details.

Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers L/01 revised dated 18/10/2018.

Reason: To identify the approved plan/s and to avoid doubt.
5) Any subsequent reserved matters application shall include the following:

Vehicle parking and garaging in accordance with the councils standards applicable at the time of submission.

Cycle parking and storage in accordance with the councils standards applicable at the time of submission

A refuse collection point located at the site frontage outside of the public highway and any visibility splays.

A vehicular turning area for a 6.5m length service/delivery vehicle within the curtilage of the site.

Replacement parking provision for 12b in accordance with the councils standards at the time of submission

A plan showing the area for construction worker parking provision, deliveries, materials storage clear of the public hihgway

Demarcation of the highway boundary along the site frontage.


Reason: To ensure the development of the site is completed to provide adequate and appropriate highway arrangements at all times and for the avoidance of doubt.
6) Within the submission of any Reserved Matters application details demonstrating a net gain for biodoversity such as the provision of integrated bat and bird boxes and native, nectar rich planting must be included.

Reason: In order that a net gain for biodoversity is delivered as the site lies within the Greensand Ridge Nature Improvement Area.
