Conditions or Reasons:
1) The proposal by reason of its excessive size and massing is considered disproportionate to the scale of the original dwellinghouse, would constitute inappropriate development within the Green Belt and would be harmful to the character of the existing dwellinghouse, contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and Sections 12 and 13 of the NPPF.
