Conditions or Reasons:
1) The proposed development, by virtue of its excessive and bulky scale, height and projection within the existing roof slope, which is in a highly prominent location, would be considered to dominate the existing roof slope. Therefore, the development would be considered to be an unsympathetic addition to the dwelling which would not appear subservient within the roof slope. The proposal would be out of character within the surrounding location and would cause harm to the character and appearance of the area contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review 2004 and section 12 of the NPPF.
2) By virtue of the proposals siting and close proximity to the side gable of number 3 Plover Road, it is considered that the habitable space created by the proposed development, which is served by only one accessible window per room, would be provided with a poor provision of outlook. Therefore the proposed development would provide the future occupiers of the dwelling with a poor living standard which is contrary to policies BE8 and H8 of the South Bedfordshire Local Plan review 2004 and section12 of the NPPF.
