Conditions or Reasons:
1) The proposed development is considered to provide inadquate amenity for future occupiers of the dwellinghouse, given its proximity to a number of protected trees which would result in inadequate natural light into the dwelling and would result in a substandard provision of external amenity space. In addition the proposal would result in an undue detrimental impact on trees protected by TPO No.3/1991 given the inadequate spatial serparation between the proposed dwelling and the protected trees and their subsequent impact on the amenity of future occupiers. As such the proposal is considered to be in conflcit with policies BE8 and H2 of the South Bedfordshire Local Plan Review, Chapter 12 of the NPPF and the Central Bedfordshire Design Guide.
