| Conditions or Reasons: | 1)
The development hereby granted prior approval shall be completed within three years from the date of this permission.
Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2018. |

The materials and finish to be used for the external walls, roof and windows of the development hereby approved shall be as detailed in the agents email of 30/10/18, and including black conservation rooflights.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 12, NPPF) |
3)
Within one month of occupation of the converted barn hereby approved, the temporary mobile home approved under planning reference CB/13/03404/FULL shall be removed from the site.
Reason: To overcome highway concerns regarding the increased use of a substandard access. (Policy DM3, CSDM) |

All boundary treatment to be erected around the curtilage of the site as defined on approved drawing no. 10 shall be as detailed in the agents email of 30/10/2018 and shall be completed before the dwelling is first occupied and shall be retained thereafter.
Reason: To ensure appropriate boundary treatment and to prevent the encroachment of the residential curtilage into the countryside. (Section 12, NPPF) |

The development shall not be first occupied until the parking scheme shown on Drawing No.20 Rev A has been completed. The scheme shall thereafter be retained for this purpose.
Reason: To ensure provision for car parking clear of the highway.(Section 12 NPPF) |

The dwelling shall not be first occupied until a landscaping scheme to include all hard and soft landscaping has been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |

If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified, shall be remediated in accordance with a scheme to be approved in writing by the Local Planning Authority. Reason: To protect human health and the environment. ( Section 15 NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 10 Rev A, 20 Rev A, 21 Rev A, 22 Rev A.
Reason: To identify the approved plans and to avoid doubt. |
