| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Unless otherwise agreed in writing, the development hereby approved shall be carried out in strict accordance with the material details shown on drawing no. STAN/21811/PLAN1B (dated November 2018). Reason: To control the appearance of the buildings in the interests of the visual amenities of the local streetscene and the South Bedfordshire Green Belt. (Policies BE8, SBLPR, policy HQ1 of the emerging Central Bedfordshire Local Plan and sections 12, NPPF) |

Before development is commenced, details of the extent and means of definition of the curtilage of each of the residential units shall be submitted to and approved in writing by the Local Planning Authority and the boundaries of the curtilage shall be set out and defined in accordance with the approved details before each unit is first occupied or brought into use including a scheme for screen fencing and/or screen walling and thereafter retained.
Reason: To limit the extent of the residentially used land having regard to the rural location of the site in the Green Belt. (Policy BE8, SBLPR, policies SP4 and HQ1 of the emerging Central Bedfordshire Local Plan and section 13 of the NPPF) |

No building shall be occupied until the junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises (Policy T2 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

Visibility splays shall be provided at the junction of the access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the proposed access from its junction with the channel of the public highway and 43m measured either side from the centre line of the proposed access along the line of the channel of the public highway. The required vision splays shall, on land in the applicant's control, be kept free of any obstruction.
Reason: To provide adequate visibility between the existing highway and the proposed access and to make the access safe and convenient for the traffic which is likely to use it. (Policy T2 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

No dwelling shall be occupied until a 2m wide footway has been constructed along the site frontage to the north western side of the proposed vehicle access, in accordance with details on the approved drawing. Any Statutory Undertakers equipment or street furniture shall be resited to provide an unobstructed footway.
Reason: In the interests of road safety and pedestrian movement. (Policy T2 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

The proposed driveway shall be constructed and surfaced in a stable and durable material in accordance with details to be approved in writing by the Local Planning Authority for a minimum distance of 5m into the site, measured from the highway boundary, before the premises are occupied. Arrangement shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of the highway (Policy T2 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

Before the new access is first brought into use, any existing access within the frontage of the land to be developed, not incorporated in the access hereby approved shall be closed and reinstated in accordance with details on the approved drawing.
Reason: In the interest of road safety and to reduce the number of points at which traffic will enter and leave the public highway. (Policy T2 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

The proposed development shall be carried out and completed in all respects in accordance with the site access, siting and parking layout illustrated on the approved plan No. STAN/21811/PLAN1B and defined by this permission. Furthermore, notwithstanding the provisions of the Town and Country Planning General Permitted Development (England) Order 2015 (as amended), (or any Order revoking or re-enacting that Order) there shall be no variation to access, siting and parking layout without the prior approval in writing of the Local Planning Authority.
Reason: To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times. (Policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

Before the development is first occupied or brought into use, the parking scheme shown on plan no STAN/21811/PLAN1B shall be completed and thereafter retained for this purpose.
Reason: To ensure the provision of car parking clear of the highway. (Policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF) |

If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified, shall be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use.
Reason: To protect human health and the wider environment (Policy BE8, SBLPR, policy CC8 of the emerging Central Bedfordshire Local Plan and section 15, NPPF) |

Notwithstanding the provisions of Schedule 2, Part 1, Class A of the Town and Country (General Permitted Development) (England) (England) Order 2015 (as amended) (or any order revoking and re-enacting that Order with or without modification) no extensions of the buildings hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the visual amenity and the openness of the South Bedfordshire Green Belt. (Policies BE8 & GB3, SBLPR, policy SP4 & HQ1 of the emerging Central Bedfordshire Local Plan and sections 12 & 13, NPPF) |

Notwithstanding the provisions of Schedule 2, Part 1, Class E of the Town and Country (General Permitted Development) (England) Order 2015 (as amended) (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of any of the properties hereby permitted without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the visual amenity and the openness of the Green Belt. (Policies BE8 & GB3, SBLPR, policy SP4 & HQ1 of the emerging Central Bedfordshire Local Plan and sections 12 & 13, NPPF) |

Notwithstanding the provisions of Schedule 2, Part 2, Class A of the Town and Country (General Permitted Development) (England) Order 2015 (as amended) (or any order revoking and re-enacting that Order with or without modification), no fences, gates, walls or other means of enclosure shall be erected within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the visual amenity and the openness of the Green Belt. (Policies BE8 & GB3, SBLPR, policy SP4 & HQ1 of the emerging Central Bedfordshire Local Plan and sections 12 & 13, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number STAN/21811/PLAN1B (dated November 2018).
Reason: To identify the approved plan and to avoid doubt. |
