Conditions or Reasons for Planning Application - CB/18/03577/FULL
Conditions or Reasons:
1) The proposed development by virtue of its excessive scale, mass, bulk and built form would result in a disproportionate addition to the main dwelling house over and above that of the original footprint, and would therefore form inappropriate development causing harm to the openness of the Green Belt contrary to policy H13 of the South Bedfordshire Local Plan Review and section 13 of the NPPF.
2) The proposed development by virtue of its excessive scale, mass, bulk and built form would unbalance the existing pair of semis and would also form cramped development due to its proximity to the neighbouring boundary, causing an overdevelopment of the site. Therefore the proposed development as a whole would cause harm to the character and appearance of the area contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review and section 12 of the NPPF.
3) The proposed development by virtue of its excessive scale, mass, bulk and large rear projection would enclose the immediate private rear space occupied by the neighbouring dwelling, known as number 43 Holywell Road, with built form. Therefore the proposed development would result in an unacceptable overbearing impact upon these neighbouring occupiers contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review and section 12 of the NPPF.
