Conditions or Reasons for Planning Application - CB/18/03695/VOC
Conditions or Reasons:
1) Prior to the erection of the gates to the drive details of their siting, design, and material finish shall be submitted to and approved in writing by the Local Planning Authority and only the approved gates shall be installed at the access.

Reason: To safeguard the character and appearance of the site.
2) The development shall not be brought into use until a turning space suitable for service/delivery size vehicles (6.25m length) has been constructed within the curtilage of the site in a manner to be approved in writing by the Local Planning Authority.

Reason: To enable vehicles to draw off, park and turn outside of the highway limits thereby avoiding the reversing of vehicles on to the highway.
3) The materials to be used for the external walls and roof shall accord with the following details (as specified by the applicant) unless otherwise agreed in writing by the Local Planning Authority.

Brick - Audley Antique Brick with stone cills
Roof finish - Slate
Windows/doors - Liniar uPVC with sculptured profile - Colour Irish Oak (window, door & bi-fold details included).
Fascia - White painted timber

To ensure that the development is in keeping with the conservation area.
4) All rainwater goods shall be of black painted cast iron/aluminium and shall be retained thereafter.

Reason: To ensure that the development is in keeping with the Area.
5) The boundary treatment shall be carried out in accordance with the details approved under Condition 7 of CB/16/05426/full (20th October 2017).

Reason: To safeguard the appearance of the completed development and visual amenities of the Conservation Area.
6) Within six months of date of the dwelling having been completed details shall be submitted to the Local Planning Authority for written approval of an integrated sparrow or starling nest box. The approved scheme shall be implemented within 3 months of the date of the approval.

Reason: To improve the biodiversity of the site.
7) All tree protection shall be carried out in accordance with the details approved under Condition 9 of CB/16/05426/full (6th November 2017)

Reason: To ensure the satisfactory tree protection from site disturbance works of a good quality boundary Maple tree, in the interests of maintaining its health, stability and amenity value and its positive contribution to the Aspley Guise Conservation Area.
8) The landscaping scheme shall be carried out in accordance with the details approved under Condition 10 of CB/16/05426/full (17th October 2017).

Reason: To ensure an acceptable standard of landscaping.
9) The final ground and slab levels of the buildings hereby approved shall accord with the details approved under Condition 11 of CB/16/05426/full (7th November 2017).

Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas.
10) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building(s) hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area.
11) Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of the visual amenity of the area.
12) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 16153(D)101; 16153(B)100; 16153(B)110A

Reason: To identify the approved plans and to avoid doubt.
