Conditions or Reasons for Planning Application - CB/18/03816/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The use shall only operate between the hours of 3pm to 7pm on Tuesdays, 9am to 3pm on Wednesdays, 8am to 2pm on Fridays, and not at all on Mondays, Thursdays, Saturdays, Sundays and Bank Holidays.

Reason: To safeguard the amenities which the occupiers of neighbouring properties might reasonably expect to enjoy.
4) This permission is for the sole benefit of the occupier of no. 22 Manor Close, Langford and shall not extend to any other person.

Reason: To ensure the retention of planning control by the Local Planning Authority on the operation of the business with respect to limiting the impact on adjoining residents to an acceptable level.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/01; 17418/01; 17418/02; 17418/03; 17418/04

Reason: To identify the approved plan/s and to avoid doubt.
