Conditions or Reasons for Planning Application - CB/18/03887/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to first occupation, the proposed development shall be carried out and completed in all respects in accordance with the vehicular access, parking areas and waste collection points illustrated on the approved plan no. A4.1/ rev 2  and defined by this permission and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 1995, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority. 

Reason

To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times.
3) Prior to the first use of the development hereby approved, full details of sound insulation to the existing building, calculated according to the provisions of BS4142:2014, shall be submitted to, and approved in writing by, the Local Planning Authority. The use of the building shall be implemented in accordance with the approved details, prior to first occupation of the building.

Reason: to protect the amenity of neighbouring residents, pursuant to policy DM3 of the Core Strategy and Development Management Policies (2009)
4) The premises hereby approved shall not be in use, nor open for teaching purposes, except between 0900 hours and 1730 hours Mondays to Fridays and at no time on Saturdays, Sundays, Bank or Public Holidays, without the prior agreement in writing of the Local Planning Authority.

5) The development hereby permitted shall only be undertaken within the workshop building.

6) This permission is for the sole benefit of the occupier of no. 5 Shefford Road, Meppershall and shall not extend to any other person.

Reason: To ensure the retention of planning control by the Local Planning Authority on the operation of the business with respect to limiting the impact on adjoining residents to an acceptable level.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers A3/1; A3/2; A4.1/ rev 2; A4.2; CBC/01; Design and Access Statement

Reason: To identify the approved plan/s and to avoid doubt.
