Conditions or Reasons for Planning Application - CB/18/03989/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall only be used as an annexe to the dwelling known as Walnut Tree House, 30 Church Street, Langford, Biggleswade, SG18 9QT and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the west flank elevation of the proposed detached annex, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.

5) The four rooflights in the rear (southern) roofslope of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the southern roofslope.

Reason: To safeguard the privacy of occupiers of adjoining properties

6) Before the annex hereby permitted is first occupied or brought into use, the scheme showing the provision of one off-street parking space to serve the extended dwelling shown on drawing No 02 Rev A shall be laid out and surfaced in a durable material and surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway and to ensure that surface water from the site does not discharge into the highway in the interest of highway safety, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01 & 02A.

Reason: To identify the approved plan/s and to avoid doubt.
