Conditions or Reasons for Planning Application - CB/18/03991/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Development activity shall avoid any encroachment into the existing canopy spread of the adjacent shrubbery, which abuts the southwestern boundary of the site, and that there shall be no storage of materials or plant within the area currently occupied by this shrubbery. There shall also be no pruning of this shrubbery to accommodate any form of site construction access, or to facilitate storage of materials.

Reason: To maintain the integrity of the existing landscape screening of the site, in mitigation of the potential visual impact that the garage structure would impose on the streetscene, if this landscape screening belt was to be damaged or cut back.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers KDA18/2Ave/1A & KDA15/Ave/001A.

Reason: To identify the approved plan/s and to avoid doubt.
