Conditions or Reasons:
1) The proposed development represents a side extension to a dwelling which is located within the Clophill Conservation Area (article 2(3) land). The proposed development does not therefore represent a permitted development by virtue of A.2(b) Class A, Part 1 of Schedule 2 of the Town and Country Planning (General Permitted Development)(England) Order 2015 (as amended) and is required to be considered through submission of a planning application.
