| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The first floor dormer windows in the east side elevation serving the bathroom and landing of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the east side elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |

The driveway shall have a minimum clear width of 2.8m from the western boundary wall, to the boundary of the extended porch.
Reason To secure a satisfactory access appropriate to the development and to ensure the provision of car parking clear of the highway. (Policies BE8 & T10, SBLPR, Policies HQ1, submission of the Local Plan 2015-2035 and Section 12, NPPF) |

The proposed development shall be carried out and completed in all respects in accordance with the access siting and layout illustrated on the approved plan No. 17GH/SK15B and defined by this permission and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 1995, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.
Reason To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent upon one another and to provide adequate and appropriate access arrangements at all times. Prior to the occupation or use of the development, a scheme for the parking of three vehicles on the site, clear of the highway, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall comply with the standards of the Local Planning Authority and fully implemented and thereafter retained for this purpose.
Reason To minimise the potential for on-street parking and thereby safeguard the interest of the safety and convenience of road users. (Policies BE8 & T10, SBLPR, Policies HQ1, submission of the Local Plan 2015-2035 and Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 17GH/SK01A, 17GH/SK02, 17GH/SK03, 17GH/SK04, 17GH/SK05, 17GH/SK06, 17GH/SK07A, 17GH/SK08A, 17GH/SK09B, 17GH/SK10A, 17GH/SK11A, 17GH/SK12B, 17GH/SK13B, 17GH/SK14B, 17GH/SK15B, 17GH/SK16B, 17GH/SK17A, 17GH/SK18A, 17GH/SK19A and 17GH/SK20A.
Reason: To identify the approved plans and to avoid doubt. |
