| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The first floor static panel window closest to edge of the rear building line in the west side elevation serving bedroom 3 and the first floor windows in the east side elevation serving the bathroom & ensuite of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the west or east side elevations.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |

Development shall not begin until details of the junction of the proposed widened vehicular access with the highway have been approved by the Local Planning Authority and no new building shall be occupied until the junction has been constructed in accordance with the approved details.

Before the new development is brought into use, the parking scheme shown on plan no 3331.18.4 rev A shall be completed and thereafter retained for this purpose.

No part of the building structure including foundations, eaves, soffits or guttering shall be erected or installed in, under or overhanging the public highway and any windows shall be fixed so as not to open outwards in to the public highway.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3331.18.1, 3331.18.2, 3331.18.3, 3331.18.4 REV A, 3331.18.5 REV B, 3331.18.6 REV A and 3331.18.7.
Reason: To identify the approved plans and to avoid doubt. |
