Conditions or Reasons for Planning Application - CB/18/04236/FULL
Conditions or Reasons:
1) The proposed development is of a size, scale, form and design that will result in a prominent and conspicuous form of development which is out of keeping with and detrimental to the character and appearance of the street scene. The proposed development is therefore contrary to policy DM3 of the Core Strategy and Development Management Policies (2009) and section 12 of the National Planning Policy Framework.
2) Due to siting of the proposed roof lights in the north west facing roof slope of the proposed development, it is considered that the proposed roof lights would cause an unacceptable loss of privacy upon the existing side window that is located in the south west elevation of the neighbouring dwelling known as No. 12 Fallowfeild Road. The development is therefore contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 12 of the NPPF and the Central Bedfordshire Design Guide (2014).
