Conditions or Reasons:

1) The proposal would constitute a material change to planning permission ref: CB/17/02133/FULL. This is because the proposed scope of works in this Non-material Amendment application would breach condition 2 attached to the originally approved 2017 application. Condition 2 requires explicit planning permission to be obtained from the Local Planning Authority at Central Bedfordshire Council to add additional windows & openings into the north-eastern side elevation of the dwelling at 40 First Avenue which does include the dwelling's north-eastern side roof slope. This Non-material Amendment application is hereby refused. Full planning permission is therefore required for the proposed scheme of works.
