Conditions or Reasons for Planning Application - CB/18/04339/FULL
Conditions or Reasons:
1) This permission only extends to the garage and associated hardstanding both of which shall only be used for use class B1 purposes between the hours of 08:00am to 18:00pm Mondays to Fridays, 08:00am to 13:00pm on Saturdays, and not at all on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

2) The use hereby approved shall only be operated and managed by the occupier of 12 Church Road, Silsoe and shall not be carried out as an independent use.

Reason: As the use of the building independently of 12 Church Road would result in an unacceptable relationship in terms of the impact upon the privacy and amenity of the occupiers of that dwelling.

3) Notwithstanding the changes of use permitted within Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification), the development hereby approved shall only be used for car repairs within use class Class B1(c) of the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order with or without modification) only, and for no other purpose.

Reason: To exclude the provisions of the said Use Classes Order and thereby ensure the Local Planning Authority retains full control of the future use of the land/building(s) in view of the special circumstances of the case.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers JJ17-0012 Sheet 001 Rev C, AR:0012 Rev A.

Reason: To identify the approved plan/s and to avoid doubt.
