Conditions or Reasons for Planning Application - CB/18/04397/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials shown in PROPOSED EXTERNAL MATERIALS CB/18/04397/FULL

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished in high quality materials so not to cause harm to the setting of the listed building and conservation area.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 18.206-P1 Rev 6.

Reason: To identify the approved plan/s and to avoid doubt.
4) The development hereby permitted shall only be used as an annexe to the dwelling known as 57 High Street, Ridgmont and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.
