Conditions or Reasons:
1) The proposed replacement windows on the front facade would result in the loss of historic fabric and the introduction of modern materials and double glazing which would result in a detrimental impact on the significance and character of the listed building and the character of the Ampthill Conservation Area. The proposal would fail to satisfy the provisions of section 66 and 72 of the Planning (Listed BUildings and Conservation Areas) Act 1990, policies DM13 and CS15 of the Central Bedfordshire Core Strategy and Development Management Policy Document dated 2009 and section 16 of the NPPF.
