1) The proposed development results in a significant and harmful extension to the residential garden which, by virtue of its size and siting, will result in harm to the rural character and appearance of the site and surrounding countryside. The proposed development is therefore contrary to policy DM4 of the Central Bedfordshire Core Strategy and Development Management Planning Document dated 2009.
