Conditions or Reasons for Planning Application - CB/18/04705/FULL
Conditions or Reasons:
1) The proposed development will, by reason of its size, scale, form, siting and design result in harm to the character and appearance of the dwelling and result in a cramped form of development which is out of keeping with and detrimental to the spacious character of the street scene and surrounding pattern of development. The proposal is therefore contrary to Policy DM3 of the Core Strategy and Development Management Planning Doucment dated 2009 and the Central Bedfordshire Council Design Guide.
2) The proposed two storey side extension will result in harmful of overlooking, loss of light and overbearing impact on the occupiers of number 59 The Avenue to the north east of the site. This will be in conflict with planning policy DM3 in the Central Bedfordshire Council Core Strategy and Development Management Planning Document dated 2009, Central Bedfordshire Council Design Guide and the NPPF 2018.
