| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The parking scheme for at least three vehicles on the site, clear of the highway, as shown on drawing number 02/ Rev. A, shall be provided. These parking areas shall be surfaced in a stable, durable and permeable material and arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. The parking scheme shall be fully implemented before the development is first occupied or brought into use, and thereafter retained for this purpose.
Reason: To minimise the potential for on-street parking, ensure satisfactory parking of vehicles outside highway limits, and to avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety, reduce the risk of flooding and to minimise inconvenience to users of the premises and road users. The development shall not necessitate the removal of trees and hedges within the application site shown to be retained on the submitted plan with the drawing reference 02/ Rev. A and as shown in Site Photographs 1, 2 and 3 (dated 22/01/19) without the written consent of the Local Planning Authority.
Reason: To secure the retention of existing trees and hedges as part of the completed development, in order to maintain the balance of landscape planting with the built form and to provide a form of visual screening to mitigate the visual impact of the development (Policy BE8 of the South Bedfordshire Local Plan Review (2004), policies HQ1 and EE4 of the emerging Central Bedfordshire Local Plan and sections 12 & 15, NPPF) |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 & H8 of the South Bedfordshire Local Plan Review (2004), policy HQ1 of the emerging Central Bedfordshire Local Plan and section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01 and 02/ Rev. A.
Reason: To identify the approved plans and to avoid doubt. |
