Conditions or Reasons:
1) The proposed development, if permitted, would result in the intensification of use of a substandard access at the junction with the C107, some of which will be large slower moving HGV's, which makes no provision for adequate driver/driverintervisibility to the south and will lead to conditions of danger and inconvenience to users of the highway and the property. The proposal would therefore conflict with the requirements of Section 9 of the National Planning Policy Framework.
2) The proposed development if permitted would result in the intensification of use of Wood Lane which is not designed to Design Manual for Roads and Bridges standards for industrial use and will lead to conditions of danger and inconvenience to users of the highway and the properties. The proposal would therefore conflict with the requirements of Section 9 of the National Planning Policy Framework.
