Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The use of part of the dwellinghouse for a dog grooming business hereby approved, including all prepatory work and dropping off/ picking up of dogs from the premises, shall only be used between the hours of:

9 am to 5 pm Mondays to Saturdays and not at all on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

3) No more than 4 dogs shall be brought onto the premises, known as 2A Coltsfoot, Biggleswade, SG18 8SR, for the purposes of grooming on any one day.

Reason: To ensure no adverse impact on the residential amenities of adjoining occupiers, in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).

4) Before the development is brought into use a scheme shall be submitted to and approved showing the parking of 4 vehicles clear of the public highway. The approved scheme shall be made available for use before the development is brought into use and the car parking areas shall not thereafter be used for any other purpose.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, Site Plan 13.01.19, Existing Floor Plans 27.12.18, Proposed Floor Plans 27.12.18.

Reason: To identify the approved plan/s and to avoid doubt.
