Conditions or Reasons for Planning Application - CB/19/00067/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place (including any demolition, ground works, site clearance) until a method statement for construction works, including the creation of any compensatory habitat, has been submitted to and approved in writing by the local planning authority. The content of the method statement shall be informed by the recommendations made in the 2019 PEA and follow up reptile survey and
include the:

a) purpose and objectives for the proposed works;
b) detailed design(s) and/or working method(s) necessary to achieve stated
objectives (including, where relevant, type and source of materials to be used);
c) extent and location of proposed works shown on appropriate scale maps and
plans;
d) timetable for implementation, demonstrating that works are aligned with the
proposed phasing of construction;
e) persons responsible for implementing the works;
f) initial aftercare and long-term maintenance (where relevant);
g) disposal of any wastes arising from works. The works shall be carried out strictly in accordance with the approved details and
shall be retained in that manner thereafter.

Reason: In the interests of biodiversity.
3) The surface water drainage scheme shall be constructed and maintained in full accordance with the Drainage/SuDS Maintenance Strategy (Ref 218428, Dated March 2019)and drawing 218428-C-901 (dated January 2019) with associated calculations.

Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and prevent the increased risk of flooding both on and off site for the lifetime of the development in accordance with para 163 NPPF and the Non-statutory technical standards for sustainable drainage systems (DEFRA, 2015); and to ensure that the implementation and long term operation of a sustainable drainage system is in line with what has been approved, in accordance with Written statement - HCWS161.
4) Prior to the buildings hereby approved being clad, details of the colour finish to be used for the cladding shall be submitted to and confirmed in writing by the Local Planning Authority. The development shall thereafter be completed in accordance with the agreed details.

Reason: In the interests of visual amenity.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers LD337A-35%-E01 Existing Site Plan, LD337A-35%-05 Unit Section, LD337A-35%-04 Unit Plan, LD337A-35%-03 Unit Elevs, LD337A-35%-02A Long Elevs, LD337A-35%-01B Site & Block Plan, LD337A-35% DIS 19-03-28, 218428_C 901 Drainage GA_P1 & 218428_C 902 Storage Tank Details_P1.

Reason: To identify the approved plan/s and to avoid doubt.
