Conditions or Reasons for Planning Application - CB/19/00078/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Block Plan, Site Location Plan, CCL 10111/TCP, CCL 10111/TRP, CCL 10111/TPP, WP 001, 01, 002, 07, 08, TS17-383T/2, TS17-383T/3, TS17-383T/4, TS17-383T/5 & TS17-383T/6.

Reason: To identify the approved plan/s and to avoid doubt.
4) No development shall take place until details of the proposed vehicular access onto the highway and details of the access surfacing have been submitted to and approved in writing by the Local Planning Authority and shall be implemented as such hereby after.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.

5) Any gates provided shall open away from the highway and be set back a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway.

Reason: To enable vehicles to draw off the highway before the gates are opened.
