Conditions or Reasons for Planning Application - CB/19/00083/FULL
Conditions or Reasons:
1) Within 3 months of the date of permission, the 'track' access to the proposed site shall measure no less than 4.8m wide for the first 8.0m into the site measured from its junction with the farm access

Reason: To allow the free flow of vehicular traffic without obstruction to the public highway and the farm access
2) Within 1 month of the date of the planning permission details of a formal turning space for service/delivery sized vehicles (6.5m length) shall be submitted to and approved in writing by the local planning authority, and within 3 months the turning area shall be implemented in accordance with the approved details and thereafter retained for this purpose free of obstruction

Reason: To enable vehicles to draw off, park and turn outside of the highway limits without obstruction from parked vehicles thereby avoiding the reversing of vehicles on to the highway.
3) The Class D2 (Assembly & Leisure) use hereby permitted shall be carried on only by Mr Linden and shall be for a limited period being the period of 5 years from the date of this permission.

Reason: In order to safeguard the impact of the development on the character and residential amenity of the locality.
4) At the end of 5 years, the use hereby permitted shall cease and all materials and equipment brought on to the site in connection with the use shall be removed.

Reason: In order to safeguard the impact of the development on the character of the area and residential amenity.
5) The hours of use (inclucing the use of loudspeakers or other amplifying equipment) shall be restricted to the following:
From 12:00 to 00:30 Monday to Friday
From 12:00 to 00:30 Saturday
From 12:00 to 23:30 Sundays and Bank Holidays

Reason: To safeguard the residential amenity of neighbouring properties.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, named: Block plan, location plan, proposed elevations, proposed floor plan, site location plan.

Reason: To identify the approved plans and to avoid doubt.
