Conditions or Reasons:
1) The proposed development, by virtue of its large and excessive scale, height, bulk and prominant location,would result in development which would be unduly intrusive within the streetscene of Marquis Road. The development would cause harm to the character of the streetscene and the rural character and appearance of the area. This would be contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009), Section 12 of the NPPF, and would be further contrary to design principles outlined within the Central Bedfordshire Design Guide (2014).
