Conditions or Reasons: | 1)
Before the new access serving Plot 1 is first brought into use visibility splays shall be provided on each side of the new access at its junction with Clifton Farm Barns. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the proposed access from its junction with the channel of Clifton Farm Barns and 25m measured from the centre line of the proposed access along the line of the channel of Clifton Farm Barns. The required vision splays shall, on land in the applicant's control, be kept free of any obstruction to visibility exceeding a height of 600mm above the adjoining carriageway level.
Reason: To provide adequate visibility between Clifton Farm Barns and the proposed access and to make the access safe and convenient for the traffic that is likely to use it. (Section 4, NPPF) |

Before either of the new accesses are first brought into use, the existing access farmyard access at the corner of Church Street and Clifton Farm Barns together with any other access within the frontage of the land to be developed, not incorporated in the access hereby approved shall be closed in a manner to the Local Planning Authority's written approval.
Reason: In the interest of road safety and to reduce the number of points at which traffic will enter and leave the public highway. (Section 4, NPPF) |

The scheme for parking, garaging and manoeuvring indicated on the approved plan L4P shall be laid out prior to the initial occupation of the development hereby permitted and those areas shall not thereafter be used for any other purpose.
Reason: To enable vehicles to draw off, park and turn clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway. (Section 4, NPPF) |

The planting and landscaping scheme shown on approved Drawing No. 413-01 shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.
Reason: To ensure an acceptable standard of landscaping. (Sections 7 & 11, NPPF) |

All final ground and slab levels of the buildings hereby approved shall be in full accordance with the approved site layout and streetscene drawings.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas. (Section 7, NPPF) |

Notwithstanding the provisions of Part 1, Class A and Class E of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no further development shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the external appearance of the buildings and site in the interests of the amenities of the area. (Section 7, NPPF) |
7)
Each dwelling shall incorporate an integral bat/bird box, in accordance with the detail provided in the submitted "Habitat" document stamped 15 August 2016, unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interest of providing ideal nesting/roosting opportunities. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers S1B, L1A, L2A, L4P, P1C, P2E, WP5G, P6F, P7A, P8C, P9H, P11A, P12A, P16, P17A,413-01, Softworks Specification, Habitat Access Box

No occupation of any permitted building shall take place until the following has been submitted to and approved in writing by the Local Planning Authority:
Where shown to be necessary by the Phase 1 Desk Study, a Phase 2 Site Investigation adhering to BS 10175.
Where shown to be necessary by the Phase 2 Site Investigation a detailed Phase 3 remediation scheme with measures to be taken to mitigate any risks to human health, groundwater and the wider environment. Any works which form part of the Phase 3 scheme approved by the local authority shall be completed in full before any permitted building is occupied.
The effectiveness of any scheme shall be demonstrated to the Local Planning Authority by means of a validation report (to incorporate photographs, material transport tickets and validation sampling), unless an alternative period is approved in writing by the Authority. Any such validation should include responses to any unexpected contamination discovered during works. Reason: To protect human health and the environment. (Policy DM3 CSDMP). |
