Conditions or Reasons for Planning Application - CB/19/00188/PADO
Conditions or Reasons:
1) The development hereby permitted shall be completed within a period of three years starting with the prior approval date.

Reason: To comply with O-2. (2) Class O Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
2) Prior to the commencement of development a scheme shall be submitted for the protection of the dwellings from noise for approval in writing by the Local Planning Authority. The scheme shall follow the recommendations identified in the Venta Acoustics Report Ref VA2292.180918.NIA dated 19th September 2018 and associated, supplementary documentation. No dwellings shall be occupied until the scheme providing protection for those dwellings has been implemented in accordance with the approved details and has been demonstrated to achieve the required noise levels to the satisfaction of the Local Planning Authority. The approved scheme shall be retained in accordance with those details thereafter.

Reason: To protect the amenity of future occupiers and to safeguard the interests of neighbouring commercial uses (Policy BE8, SBLPR and section 15, NPPF)
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), the five parking spaces shown on drawing number 002/ Rev. A hereby permitted shall be kept permanently available for the parking of motor vehicles in connection with the flats hereby approved.

Reason: To ensure that off-street parking is retained in the interests of highway safety (Policy T10, SBLPR and section 9, NPPF)
4) The cycle store shown on drawing number 005 shall be fully implemented before the development is first occupied and thereafter retained for this purpose.

Reason: To ensure the provision of cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport (Policy T10, SBLPR and section 9, NPPF)
