Conditions or Reasons:
1) The proposed development by virtue of its excessive scale, mass and bulk along with its prominent siting within the streetscene would result in a  incongruous design that would be out of character with the existing dwelling and other similar properties in the locality and as such be harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review and Chapter 7 of the Central Bedfordshire Design Guide.
