Conditions or Reasons for Planning Application - CB/19/00240/FULL
Conditions or Reasons:
1) The use of part of the dwellinghouse for a dog grooming business hereby approved, including all prepatory work and dropping off/ picking up of dogs from the premises, shall only be used between the hours of:

9 am to 5.30 pm Mondays to Saturdays and not at all on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

2) No more than 4 dogs shall be brought onto the premises, known as 10 Maple Close Biggleswade SG18 0EE, for the purposes of grooming on any one day.

Reason

To ensure no adverse impact on the residential amenities of adjoining occupiers, in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
3) This permission is for the sole benefit of the occupier of 10 Maple Close, and one other part-time employee, and shall not extend to any other person at the premises.

Reason: To ensure that the retention of planning control by the Local Planning Authority on the operation of the business with respect to limiting the impact on adjoining residents to an acceptable level.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/01; CBC/02

Reason: To identify the approved plan/s and to avoid doubt.
