Conditions or Reasons for Planning Application - CB/19/00396/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted, no development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 42 Sun Street, Biggleswade, SG18 0BP and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers MG/18/40/OS1a, MG/18/40/L1, MG/18/40/L2, MG/18/40/3a.

Reason: To identify the approved plan/s and to avoid doubt.
