| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 & H8, SBLPR and section 12, NPPF) |

No above ground development shall take place until details of the junction of the proposed widened vehicular access with the highway have been approved by the Local Planning Authority. No new building shall be occupied until the junction has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy T10, SBLPR and section 9, NPPF) |

The proposed widened driveway shall be constructed and surfaced in a stable and durable material in accordance with details to be approved in writing by the Local Planning Authority for a minimum distance of 5m into the site, measured from the highway boundary, before the new premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of the highway. (Policy T10, SBLPR and section 9, NPPF) |

Before the development is first occupied or brought into use, the parking scheme shown on plan NO. -05/ REV. A shall be completed and thereafter retained for this purpose.
Reason: To ensure the provision of car parking clear of the highway. (Policy T10, SBLPR and section 9, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, NO. -01, NO. -02, NO. -03, NO. -04 and NO. -05/ REV. A.
Reason: To identify the approved plans and to avoid doubt. |
