Conditions or Reasons for Planning Application - CB/19/00495/VOC
Conditions or Reasons:
1) The development hereby permitted shall be begun not later than the expiration of 16th August 2021 in accordance with the requirements of the original permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on plans 0621/100(A), 062/1120(B), 062/1115(B), 0621/114(A), 0621/111(A), 0621/105(A), 0621/104(A) and 0621/101(A) of permission 18/02654/FULL and plan number 0621/110(L) of the submitted details.

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) In order to protect Drays Ditches Scheduled Monument; the car park spaces on the at the western boundary of the site shall be constructed using "no dig" foundations,
the details of which shall be submitted and approved in writing by the Local Planning Authority prior to the commencement of development. The development hereby approved shall only be carried out in accordance with the approved parking space construction scheme."

Reason: In accordance with paragraph 193 of the NPPF to ensure the development does not harm to the Drays Ditches Scheduled Monument, a designated heritage asset of the highest significance.
